2 unit barn conversion under Class Q

This development looks to create 2 large bespoke residential units using a modern steel frame barn. This project has begun in ‘the Studio’ and is due to begin on site in Summer 2022.

The separation to the two units will feature a unique ‘staggered floor plan’ maximising privacy in a four sided modern building and meaning the two couples will never directly overlook one another.

The change of use and conversion of agricultural buildings now falls under what is known as ‘Permitted Development’ however to do so a ‘Prior Approval’ application must be submitted to the local authority, this is very much like an ordinary planning application, however, unlike a normal planning application the principle for conversion is already supported provided that several criteria can be met.

In 2018 Class Q Prior Approval limits was increased to 5 units and if you are able to exercise the full possibilities there is scope to gain change of use for up to 865m2 of floor area.
